Property repairs#

All properties on Clone Land require mandatory periodic repairs every 30 days. The countdown to the first repair date begins when the house is completed.

House repairs are completed on the “Repairs” page in the “Investor” - “Repairs” section. This section displays information about the number of days remaining until the next mandatory repair for each house, or the number of days since the last repair if the house is already overdue. A house is considered unusable if it has not been repaired for 30 or more days.

Consequences of property being unrepaired#

Below are the limitations and losses that a property owner faces when home repairs are not completed in a timely manner.

• Renting is prohibited. Renting in a broken building is impossible, as the system blocks occupancy for security reasons, and no clone will agree to live in a dilapidated structure.
• The house’s treasury is cut off. Collectors are unable to reach the damaged building, resulting in the cessation of dividends and subsidies from the principality and the settlement.
• Loss of Dividends. Dividends on securities that are not delivered on time are considered lost and cannot be replaced, even after home repairs.
• Redistribution of subsidies. Subsidies from the principality and higher settlements are distributed exclusively to serviceable, repaired houses, while dilapidated properties are completely excluded from distribution.
• Ban on listing in the Trade Guild. Having even one unrepaired house on an account blocks the ability to list items on the currency and commodity exchange until the issue is resolved.
• Clones cannot be assigned to agricultural work. Clones cannot be assigned to fields located near a broken house, as access to the plots is restricted for security reasons.
• The cost of repairs increases over time. For each missed month, an additional set of resources is required to restore the home. For example, if the delay is two months, two sets will be required; if the delay is ten months, ten sets will be required.
• Exclusion from property valuation. Broken properties are completely excluded from the clone’s property value and the overall account valuation.
• Unable to upgrade your home. Upgrading your property, including using the “Hospitable Roof” elixir, is unavailable until the building is fully restored and repaired.

Details of broken real estate behavior#

When planning a renovation, the following technical features should be taken into account.

• Completion of existing agricultural cycles. If field cultivation had begun before the house breakdown, the current work will be completed without interruption, but new cycles cannot be scheduled.

Automatic real estate repair#

Manually monitoring the condition of houses is not necessary. The Builders’ Guild can handle this task at the player’s request, taking care of the property and streamlining the repair process. To activate this feature, open the “House Repairs” page in the “Investor” - “Repairs” section and enable automatic repairs.

Once activated, the system regularly checks the condition of all player homes and, if the necessary resources are available, automatically performs repairs until they are fully restored.

If a house hasn’t been repaired for more than three years, the Builders’ Guild considers it off the standard schedule and makes a final attempt at automatic repair. After this, automatic repairs for that house are suspended until a player performs manual repairs. This approach allows the Guild to focus on active holdings and use resources efficiently.

Advice for players on the Metropolis server: Water for repairs can be delivered through portals from the Enclave server, reducing costs and making more efficient use of gameplay features.

Primary and tertiary resources are used to renovate houses. The specific set of resources depends on the house’s level.

Price list for real estate repairs by levels#

Below is a price list reflecting the maximum resource consumption required for mandatory monthly home repairs of the appropriate standard. In some cases, with highly qualified builders, the actual resource consumption may be slightly lower. The values in the table reflect the maximum resource consumption for a full 30-day repair period.
